PRE-CONSTRUCTION SERVICES

  • Initial request/inquiry to provide pricing for turn key construction from real estate broker/potential tenant-owner
  • Have a meeting to ascertain all aspects of the project from the end user, gather data on any special systems, equipment needs
  • Provide layout, site plan if needed
  • Provide budget for the complete project
  • Project timing discussed/reviewed

PRELIMINARY BUDGET APPROVAL

    • Once the preliminary budget is approved in concept a programming meeting would be scheduled
    • During the programming meeting all of the specifics would be outlined and reviewed for accuracy
    • Space plan approvals would be needed
    • Any cost variances would be discussed and reviewed

 

LEASE OR PURCHASE IS FINALIZED

 

  • Tenant improvement lease is completed
  • Land purchase is closed

 

 

TIMING

 

  • Project timing discussed again
  • Agreements entered into for design services with team
  • Review budget as it relates to design for conformity

 

CONSTRUCTION DOCUMENTS

 

  • Move from approved space plan to actual engineering
  • Once engineering is completed review with design team
  • If project involves site work, may need to review for conformity to city requirements
  • Submit project for building review/permitting

 

BID PROCESS

 

  • Submit plans for competitive bids by subcontractor/trade
  • Depending on size of project bidding could take 1-3 weeks
  • Prepare final construction costs for client
  • After approval of bid, issue subcontracts
  • Ready for construction

CONSTRUCTION PHASE

  • Hand over to construction team to begin
  • Site set up/schedule
  • Safety reviewed
  • Permits/County Dust Permits issued
  • Make sure work is coordinated outside contract scope (example: low voltage wiring, data, etc.)

 

FINAL READY FOR MOVE-IN

  • Space has been energized, final cleaned,
    tested, ready for occupancy
  • All punch list items completed
  • Warranties/close out manuals distributed
  • Final payment, reconciliation of
    any cost issues
